Full Architectural & Design Service
Strine Design offers a traditional architectural service which may include the following phases:
- pre-design
- design
- documentation
- tender services
- construction services
Strine Design works on a fee basis as opposed to a percentage basis. The fee will depend on the complexity of the requirements: the structure, site, budget and overall size of the project will all be taken into consideration.
Our full architectural service includes issuing the documentation to building companies for tender. Strine Design then provides construction services for the client contract with the builder.
Partial Architectural & Design Service
Alternatively, some clients administer their own contracts direct with their builder and do not require a full architectural service. In this instance, Strine Design can undertake the following phases:
- pre-design
- design
- documentation (i.e. tender and construction services not included)

Home Construction Service
Strine also provides a Design & Construct Service through our associated division Strine Construction. Strine Construction is a boutique building company working exclusively in insulated precast concrete panel construction. Insulated precast panel homes offer unbeatable thermal mass, almost zero maintenance and obviate the need for almost any heating and cooling.

Initial Consultation Service
Use our Initial Consultation Service to determine the feasibility of your project, whether design or design and construct. We provide expert advice and imaginative options on how to maximise the potential of your land or existing house, and your budget. We will provide you with design options, cost options, time frame options, and recommend directions to proceed.
Our Initial Consultation is an investment in the early stages that will determine the successful foundations for your project. So that we can ensure the Initial Consultation is as useful and valuable as possible, the following information is recommended for the time of the meeting:
New House
- Contour plan
- Documents showing service tie points for electricity, stormwater, sewer and phone (usually found on the Building File at your local authority or Dial Before You Dig telephone 1100)
- Deposited Plan (available from your local authority or ACTPLA Plan Room) or Title Plan (available with mortgage documents or from Titles Office) showing boundary lengths and bearings and easements
Additions and Alterations
- Plans and elevations of the existing house including all alterations, garages, swimming pools etc.
- Survey Certificate (on the Building File at ACTPLA or Council) showing location of existing structures on your block
- Contour plan
- Deposited Plan (available from ACTPLA Plan Room) or Title plan (available with mortgage documents or from Titles Office)
- A set of photos showing the exterior and interior would be helpful (they only need to be snapshots)
NEXT STEP
After your Initial Consultation you will be in a position to decide which way to proceed. Once you have engaged Strine Design the next step is to book a briefing meeting at our office to discuss the budget, timeframe, design fees and scope of works to be done.
HOURLY RATES ADVICE SERVICE
This Service is for the client who feels the Full or Partial Architectural Service is not necessary and just wants design input or an Initial Consultation with a preliminary concept. The fee is charged on an hourly rates basis. We use our Initial Consultation Service to determine the preliminary design options and indicative cost forecast. We then hand this information to our Design Office to be developed to whatever stage the client requires.
Generally drafting can be taken to three stages:
- Enough to show the concept
- The minimum needed for Approval
- Full documentation for Construction
